adding ensuite to sell house - advice please!

    Interested to know what type of "thought" you think is appropriate to do regarding media/online sentiment, it is either negative or positive, generally pretty clear for all to see?   • Thanks all for the comments - I should have explained that we are not selling immediately but probably in the next year or so and would find an ensuite very useful ourselves in between then and now as we only have one bathroom (bath, toilet, basin) in the whole house (3/4 bed bungalow).
    Agreed neither is the perfect solution but was wanting advice on which would me more attractive to buyers when we come to sell.
    However - I do totally take the point that ultimately we need to do exactly what we want if we're going to live with it for a bit but as we were struggling to decide that - I thought I'd see if there were any strong opinions for when it came to selling that might help us decide!

    A potential buyer will put in their own extra bathroom if that is what they want to do, you are wasting time and money by doing so as potential buyers are just going to look at size, location and price at this stage of the market, not the bells and whistles that may have been added. You just need to price it to sell as is, not spend more money on it, IMO.

    You could probably have bought 2 houses outright if you added up all the rent you've paid over the years

    A pokey squeezed-in en suite could put off just as many buyers as the lack of an en suite.

    I would resent being asked to pay a higher asking price for something that's been done as cheaply as possible whereas I might have wanted to spend more on a better en suite layout.

    Sell the house as it is and let the new owners decide what they want to do.

    So a month or two leadtime before the work starts, then a month or so disruption while the work's underway... That's a quarter of the time before you're starting thinking of selling.

    I definitely wouldn't be adding an en-suite but would consider adding a separate loo in a 3/4 bed property. Doubt it would add value though.
