adding ensuite to sell house - advice please!

Any advice v gratefully received - we want to add an ensuite to a double bedroom but we could take the space either out of the double bedroom itself or we could take it out of the bedroom next to it. the main bedroom has a double bed and a decent amount of space in it at the moment and the next one is a longer thinner room that has two single beds in it.

If we take the space out of the double room - it'll still be a double bedroom but a very cramped one (and the next bedroom will still be a 2 single bed room) but if we take it out of the next bedroom then that one will only be able to take one single bed but the double bedroom will retain it's nice amount of space and have an ensuite added to it.

would be worth adding that it would be quite a lot more cost effective just to take it out of the double bedroom (because then no builder costs to knock doorway through wall and add lintel etc)

Any opinions / tips / advice on which would be better in order to sell the house?

    Is it actually worth doing at all? Neither solution seems ideal.

    How many bedrooms and bathrooms in total currently?

    The price is more important than the number of toilets.

    Decrease the price rather than increasing the number of sh!tters. If you're feeling brave, post a link and see what people say - the lack of an en-suite won't feature very highly in that list I can guarantee....

    Don't do it. It will be a waste of money.


    Let people make their own alterations if they want to. There are plenty of people who won't give a monkey's about an en suite.

    Sell it as it is and the new owners can put in an en-suite if they want one.

    Are you doing this work prior to selling the house, because you think it'll sell for more or faster?
    Or are you doing this work, you'll live in the house for years to come, and are wondering about the effect on future resale?

    If the former - don't bother. Just sell it for the right price. You will spend more than you will add to the value.

    If the latter - don't worry about the resale. Do it because you want to live in the house and that will make it better for you.

    Agree- a bit too little information; the total beds and wgheter we're talking a family house or a BTL flat might help- as would the financial picture; local values / standards of other local homes, ceiling price for the street, etc?

    On the strength of your description it's better to preserve the main bedroom's size albeit at greater installation cost as the second bedroom's already awkward, but how do the numbers stack up?

    It's worth spending £2k-£4k on an ensuite if it adds £10k to the price of an average £200k-£350k house, but will it? Especially as it will delay the sale by 2-3 months so how are prices heading in your street?

    And if you already have a family bathroom (upstairs? Downstairs?) why bother adding a second one?

    I bet most estate agents would say, declutter, clean, quickly tosh over or recorate any gross bits and slap it on the market as is.

    It isn't going to add any more value than it costs really. An ensuite can add to saleability, but what you're saying suggests that there arguably isn't enough space and that a definite compromise has to be made somewhere.

    If it's for you then you can make the decision for what suits you, primarily. As it isn't for you then I'd make it someone elses decision. If they want one, they'll get one.

    How many other bathrooms do you have, for how many bedrooms?
    Losing space in either of those bedrooms sounds less than ideal.
