Thank you for your help, I really appreciate it. I am hoping the bank manager can send a fax verifying their records to the sol but not holding my breath. I don't know what else I can do at this point bar wait. Very frustratingly awful, especially coupled with the fear this screws everything up.
You won't be able to move and have done becuase everyone else in the chain is going to have extra expense because of the failure in your part of the chain and they have legal recourse. If you don't make a complaint that loads the fault onto solicitor or mortgage lender you'll be footing the bill! This could easily run into thousands it may be a bit of hassle to find where the fault lies and to complain but for a few hours hassle it could save you thousands.0 -
I think you should peak to your solicitor ASAP. Maybe there isn't going to be any hassle either completing on time or changing the date. Don't look for trouble until it arrives!!

well here i am biting my nails, we won't know anything until tomorrow and how do people do this? maybe everything will come alright tomorrow and things go ahead but maybe they won't, how do people deal with this?? at wits end here0

As you have exchanged contracts, everyone in the chain is legally committed to go ahead with sales/purchases, no-one in the chain can pull out with severe financial penalties, so you needn't worry on that score.
As other posters have said, though, the completion date is fixed when you exchange contracts and everyone will have made arrangements on that basis which will cost a lot to change. You could certainly be liable for these costs for your buyers and the people you are buying from, so it is important that things go ahead on the agreed date.
Hopefully you are worrying about nothing, though it is difficult when things are out of your control. Any reason why this address verification couldn't be faxed/e-mailed so they get it immediately and put your mind at rest?

It's because they want the actual bank statement - the bank faxed a letter today verifying my address but they want the statement itself.
What makes me worry is the people we are buying from, they are buying from someone else, and will the delay make them pull out from us? Although logically I don't see why they would as that means everyone has to go through the process again, doesn't it?0 -

It's exchanged so there won't be pulling out but you must start looking at who will pay the liable costs of a delay. If you missed completion it'll cost htem money and hassle that you are liable for as the weakest link and same for the people up the chain but they can all come back to you and recoup the costs, so pulling out highly unlikely but you may get a bill and you paid your solicitor to sort it so this didn't happen so you need to pass the buck on so to speak.0 -

Must it be an original document though? Surely a faxed copy, perhaps verified by your solicitor, would be enough. Frankly, your solicitor should be both dealing with this and re-assuring you that everything will be o.k. Happy as people on the forum are to help, you are paying your solicitor for a professional service which he/she doesn't seem to be delivering.
I'm sure everything is fine. I've moved eight times, in England and Scotland, and have always had some last minute panics that turned out to be far worse in my imagination than in reality. When are you actually due to complete? I couldn't work it out from the previous posts.0 -
We were due to complete on Wed, and then yesterday (Friday). Now we are hoping for a Tuesday completion (hoping the statement shows up - it won't be affected by the postal strike as it is Ireland).
I've also found in my experience here that Sols. aren't really into hand-holding or very communicative (perhaps it's just the sols. we have had). I think it's a combination, in this instance, of confidence on their part as they deal with this sort of hiccup all the time, and panic on my part as it's all new to me and my head is filled with horror stories and that creates an element of fear. I hope you are right and it's my imagination more than anything else. This house buying/selling process is so undefined, so gloamy, so many people and factors involved and nothing you can pin down straight without something else coming unpinned. From the outside it seems so mysterious.0
