You already said this house is at the top of your budget at the price you offered. If you offer 129 that then exceeds your budget, yet you say there is a lot of work to do on the house. Can you afford to exceed your budget by that much and do all the work that's needed? Maybe you should be prepared to walk away from this one?

Just chill, is the house really that special?

"But the days of surging house prices driven by sharply rising loan-to-income ratios are gone."

    Amen to that.

Unfortunately we are in South East Wales where prices are up 7.6% since March alone and with the Severn Bridge tolls due to be scrapped in 2018 could see further surges as people buy here to commute to Bristol (which is much more expensive).

£135000 purchase price would be our top end but this would be basically moving in standard.

That will just mean less buyers about, the sensible sellers are open to negotiating the price down.

in the end we had to go to asking price as got bid up by another couple.

    we've had our offer accepted.

we are waiting for the vendor to instruct a solicitor.

the agent has said theyre not conducting any more viewings. I asked them to take it off rightmove and they said this would be done once the memorandums have come through. is this normal? feeling a bit on edge about this.

When we had our offer accepted, the EA only agreed to mark it sold STC when they received proof of my DIP and solicitors details, I think it is fairly normal :)
