    You haven't offered asking and with your offer didn't put in any conditions, such as conditional on no further viewings.

    Of course they want to see what happens with further viewings.

    It is on at £129,950 because it needs work. If it didn't need work it might be £150,000 the price is low to allow for the work.

    This happened to me - as ftb, we are the keen party. I went in straight away with offer - rejected. Then went in with another offer which was only accepted after another week. I would say the vendors are in no rush so they want to gauge the interest for the first fortnight.

    If someone is prepared to do much of the work themselves. Then they may consider offering more.

    Sorry for the daft questions guys - we are FTB and it's all very new to us how this all works!


    EA rang me 4pm yesterday saying she had spoken to the vendor again, and said "Well um, if you were to offer in the region of £128,500 or 129 the vendor might accept it, I don't know"


    Is this agent speak for we need to offer more and it will be accepted?


    There haven't been any other offers. she said one other couple were seeing if they could arrange finance.


    Anyway I stuck to my guns and said our original offer of £127500 still stands and to keep me informed of any developments,


    Should I ring the EA and ask her to speak to the vendor, and say if we upped our offer to 128,500 would it be taken off the market (SOLD STC)


    Or should we stick to our guns for the moment?


    We do love the house but it's top end of our budget.


    As for whether its fairly priced, the road we are looking at, a property done to a higher standard (albeit with downstairs bathroom and north facing garden) sold for £128500 back in November. One sold in Nov 2016
    for £135,000 (again downstairs bathroom and north facing garden) but COMPLETELY renovated internally.


    One sold in April 2016 about 5 houses up on same side of the road with conservatory and garage (this has neither) for £122,000 - semi decent standard inside.


    the area we are looking at though is showing 5% house growth in last year.


    This is why I thought our offer was fair.

    Stick to your guns! They want to have their cake (your offer) and eat it too (continue viewings)!
    They've no other offers on the table and you are in a strong position, just hold your nerve.
    Give them a time limit to formally accept or reject your offer, say by business close on Friday. If you can afford to pay an extra grand and you think it's worth it then keep that up your sleeve for now.

    OK folks it's heating up spoke to agent and 2 offers in excess of our 127500 have come in this morning. Agent told me however they are not in excess of the asking price.


    We do want this house. What should we go to.. £129?


    Any thoughts or ideas?

    The maximum you can afford/are prepared to pay. The agent might or moght not be bluffing about the interest from other parties. Put you best offer in and if you still don't get it you won't have any regrets.

    Are these others proceedable? EAs are known for erm, 'stretching the truth'. They may well have received offers after pushing - they have tried it with me recently saying 'offer anyway, even though you don't have a buyer'. No thanks - they'll just use it to bump other interested parties up.


    It's up to you. Depends how much you want it and are willing to risk it.
