Buying House - No Compliance Certificates/Lack of Building Regulations Policy?

Hello,
I am in the final stages of buying a house and it has come to light that the seller does not have Compliance Certificates for the new boiler system and re-wiring they did on the whole house.
They have offered to provide a Lack of Building Regulations Indemnity Insurance Policy.
I have looked into this and from what I can gather the policy phobids me from informing the LA, as it would invalidate the policy. But I would at least like to know they are both safe. Or even have an independent worker to check their safety if I still can.
Does anyone have any advice?
It seems to me that the policy may leave me at risk while the seller walks away without any repurcussions.
Any help would be very appreciated.

The indemnity insurance will protect you against action by the local authority, which is pretty nigh never going to happen anyway.
What shouldmatter to you is whether the work done was
a) safe
b) good quality
So employ a gas engineer and electrician to do an inspection for you.0
