    If you want to be within walking distance of beach/sand dunes and also town amenities, then Hayle could be an option - not as nice or as lively as Falmouth, but more places available in your price range.
    Plus its on the main train line too.

    I'm sitting with the county rail map.. I've studied the county geography like mad for weeks.. and yet bizarrely I didn't notice... can't explain why... that Hayle is coastal yet on the mainline. Perhaps had in my head main rail ran through the middle but to south like at Par... the narrow point has caught me out! Okay.. so today will be my Hayle day... I'll have a look into that... generally have heard good things about it... and already had in mind it ticks a lot of boxes. *shuffles off to hold inquiry* Cheers!

    Thanks :) ! On the italics/bold here... don't think I'm getting the phrase... can you expland..lol... could be better than it is but not getting there?

    It's always being touted as an improving place... but it never actually changes. "The next big thing ..." but it never has been. I've been "watching" it for 10-15 years and it's not ever become what half the promises said it'd be.

    Ah interesting.. thanks! You think they're waiting for me to arrive?..lol... places have a habit of changing when I do... usually for the worse though I should add.. when I moved in here I threw urine over someone putting graffiti on my wall... I haven't had graffiti in the years since but armed robberies have become worryingly frequent.

    lol.. thanks for sharing your deprivation haha... sounds like you're well set. Yes one of the attractions of Par is Tesco superstore and Asda both in delivery range from St Austell. But I suspect I'll find the deprivation index not so useful as up here...sounds like it's made little sense in your case. Everyone does seem to like Truro huh. I certainly wouldn't rule Devon out and will be back at you if looking more broadly at region... but as my adversaries have always said.. I'm an extremist... probably they weren't referring to where I live... lol... but my mentality is one of grand gestures... a bit like a crocodile I don't really do much and then once in a while go rogue... at first I started looking at Penzance... but I'm weary of drinking with pirates..lol. I read one person remarking that the best and worst thing about Cornwall was everything goes green....the countryside... but also homes. At least the wife says she understands Cornish natives better than Geordies from the short clips of the former she's watched.

    Good choice :D. One thing to bear in mind is that both Devon and Cornwall are tourist hot spots especially in the summer but there are a few areas which are a bit less touristy. I live in mid Devon away from Exmoor and Dartmoor and it's a rural farming community so is quieter and cheaper. There's a really good teaching hospital as well - RD & E in Exeter.

    I was brought up in Par/St Blazey/Tywardreath and all my family still live there. You're right St Austell isn't the most picturesque of places but it has pretty much everything you need and the postal service isn't bad for online shopping either ;). St Blazey is definitely the lesser of the area, not due to deprivation in my opinion (Cornwall being a deprived area generally) but more to the fact the A38 runs straight through the middle.

    Yes it'll be milder in the winter but it'll also be wetter. My parents live slap bang in the middle of Par, the flat bit, there have been problems with flooding in the past but these were due to drainage issues which I understand have now been repaired/extended, my parents have lived in a bungalow for the last 18 years and have never been flooded.

    Positives are reasonable proximity to the A30, access to coast, mainline train service, its at least 17 miles from Newquay (:D).

    Negatives are rainfall, water bills and standstill traffic in the summer pretty much everywhere but those things apply to Cornwall across the board.

    The locals can be a positive and a negative as with anywhere but there's certainly still a core of people that consider my parents outsiders despite them living there for over 40 years.

    There are some very pretty villages surrounding Truro and the Lizard is a beautiful area but you'll get less for your money. Have you looked at the area between St Austell and Mevagissey,? One of my favourite places is Gorran and there are some amazing deserted beaches out that way (Vault for one, although not very accessible for elderly/disabled).

    The surrounding area is very beautiful I'll give you that but the town itself is very very deprived and rundown/isolated, its also a long drive just to get out of Cornwall, its fine if you don't ever go anywhere but if you need to regularly travel in and out of the county I would imagine its hell.

    Don't rule out Redruth and Camborne area, although they are older mining towns they are gradually being modernised and housing is considerably cheaper, a big plus is that they are both on the main rail line and A30 plus convenient to both the north and south coasts and central for Truro, Falmouth, Penzance, Hayle, St Ives, Portreath, Newquay and several good beaches.

    Surprised at how few mention the town when I read boards on the web about moving to the south west. I think as I scrolled through streets I got impression some significant areas a bit run down and that matched some indicators I was looking at... but I never could rule it out... not least because I do like extremes... and I doubt there's much housing available at Land's End. I'll knock Penzance into the main list for consideration... I get impression it is a bit of a cultural fascination...and the appearance of so many more exotic plants growing (and visible on streetview) surely would make me feel like I was living back in Spain..lol.

    ETA. I should have read ahead... I see a poster indicating what I thought might be the case... central areas maybe a bit run down. Still would be a possible option but with careful eye on particular locality maybe.
