On what basis?
I'd not insist on someone getting their car serviced before selling it to me, or having an electrical inspection done on their house, or fitting smoke alarms... Make all the demands you want, but I don't really understand 'definitely' or 'insist' in this regard.
You may find yourself playing 'chicken' with the vendor over something rather petty. Okay so it could be a couple of grand if a new boiler was needed - but one that's two years old?! Hmm. I'd not be 'insisting'.2024 wins: *must start comping again!*0 -
... and a service, by the vendor's chosen engineer, is going to show nothing untoward anyway.
Did it work on viewing? If you didn't check, go back and do so. Even the heating, even if there's a heatwave!0 -

I'd turn the question around. Why is the vendor reluctant to spend a few quid to get the sale process moving. Perhaps there is a fault of some kind. While under warranty I had to have a part replaced in my boiler. (only 4 years old). Made having it serviced annually worthwhile. As parts and labour were fully covered.0 -

It's not a case of being reluctant to spend a few quid, they might as well be asking me to paint the lounge sky blue pink or change a carpet. I just think it's as unreasonable.
Anyway, as Dafty says, it's pointless/not recommended getting the vendor to do anything, a buyer should always use their own contractors for quotes and work as it's in their best interests, not the vendor's.2024 wins: *must start comping again!*0 -
Or perhaps the seller just thinks he's got an awkward buyer panicking uneccessarily over a 2 year old boiler. I wouldn't insist on it.
It may not even be under warranty anyway - BG installed a boiler in our house in April 2015 and to my horror only a 1 year warranty was included :mad:0 -
I had this. I didn't have my boiler serviced for 5 years and my buyer insisted I do this. I said no way as with our fantastic selling regulations any buyer can pull out right up to exchange.
This went on for weeks until I said either go ahead and service boiler yourself when moving in, pay for a boiler inspection, or walk away.
They bought the house without paying for a boiler service or inspection.0 -
My boiler is I think 7 years old, never been serviced, works fine.
The service will not benefit me as a seller, you want it, you pay for it.0
