Boiler service needed prior to sale?

I'm in the process of buying a house. The seller had a new boiler installed in August 2015 and they haven't had it serviced at all. I asked for it to be serviced prior to the sale and received a reply stating that they won't service it because it is less than 2 years old.

Should I insist on the boiler being serviced prior to the sale or because of the age is it not an issue?

    Presume England/Wales.


    Absolutely no obligation for them to have the boiler serviced. I wouldn't. Especially not one only two years old. It's prob lost its guarantee as a result. Just get it serviced when you move in if you so wish. Many people never have their boiler serviced.

    If it is a new boiler I'd be happy and take a service on the chin. Better than getting a 15 year old boiler.

    You can insist, but the seller is under no obligation to agree.

    No real harm in asking, the seller may say yes, they may say no. If they say no and you're really bothered by it then you can offer to pay for the service yourself.

    It will, through lack of servicing, have probably lost the manufacturers warranty... Just to note that.

    I recently had my 10 year old boiler serviced ready to sell but as others said there is no obligation to do this, I just wanted to be able to say it was fine as I can't get away from the fact it's old.
    Service engineer did say that new condensing boilers do need servicing every year but if I was you, for a two year old boiler I wouldn't let the issue make or break the deal.

    Thanks for all the replies.

    As it's only 2 years old I don't see it as a big issue. It's annoying that, like DaftyDuck and hazyjo said, it's lost it's guarantee now. I've also got a Gas Safe certificate for the installation, so that's all fine.

    Would it be recommended for me to pay for a service prior to the sale?

    No , sort it when you get in , some service contracts insist on one now before they accept the boiler as it's sort of free as part of the contract

    Plus you don't wanna service their boiler if the deal falls through! You're not likely to need to budget for a new boiler if it's only a couple of years old.

    You don'tknow it's lost its warranty.

    Yes, Many (most?) warranties are dependant on an annual service, but it depends on the make/model.

    As others have said, be grateful you're getting a (virtually) new boiler.
