Last sold data not showing on Land Registry

I am a first time buyer and found a place I will be okay with purchasing.

However there is NO last sale data under landregistry.data.gov.uk
- Can this mean that the alleged seller is not the legal owner. Do I have any rights to ask when the seller purchased the property and by how much? And can I ask the seller to show the legal ownership document? All this information before I involve conveyancing (to save costs upfront)

Also there is NO EPC certificate on the listing under RightMove or under epcregister.com

- Isn't this a law in England that estate agents should provide EPC rating to POTENTIAL buyers when putting a property for sale or for rent? What are my rights in such situations?

    When do you think it was last sold?

    A house near me took 12 months to appear on the LR listings.

    Some types of sale don't have to be made public (eg, ones at under value).

    Meanwhile, ask the EA about the EPC. they are rather more likely to know than we are.

    1. Quite common.

    2. EPC has to have been APPLIED for, but there will be a delay between that and the agent doing the survey and uploading the report.

    Do you mean the title isn't registered, or that it is registered but under a different name from the alleged seller? If the former then the Land Registry isn't going to tell you who the owner is. If the latter then there are various possible explanations other than them not being the legal owner (which is a very unlikely possibility).

    No, it just means that the last sale price isn't publicly available for whatever reason.

    Of course you can ask. He doesn't have to tell you, and it won't make any difference to anything anyway.
    And can I ask the seller to show the legal ownership document?
    If it's registered with LR, then £3 will tell you.

    So you know the owner is Mr Smith. The vendor says he's Mr Smith. Now... are you going to be demanding his ID, to be certain he really is the same Mr Smith?

    Since the EPC is a total waste of paper anyway, it's irrelevant. But, yes, there should be one, and if there isn't, then the vendor is committing an offence. You have no rights, other than to walk away from the sale.

    Frankly, if you're getting THIS worked up about such trivialities before even putting an offer in, you'd be doing the vendor a favour by doing that.

    Earlier than that. Our Feb 1998 purchase of our old place shows, and a June 1995 sale in the same postcode shows.
