House seller pulled out

Hi all,


Just wanted to vent really. Had completion date was about to exchange then...today our seller pulled out.


Our house has sold but also today they have a spotted a covenant that says our house is for a private (or personal) dwelling and they want to let it out (plenty of other ex council houses like ours are let..)


Just want to cry....

Learn from the mistakes of others - you won't live long enough to make them all yourself.

    Bit confused if it's the seller or buyer who's pulled out and whether you've sold yours or if you just have an offer (think the latter) - but either way, sorry to hear that! It's horrible isn't it.

    It's cos I'm so upset- am incoherent!


    House we wanted to buy has pulled out. Person buying ours come up with covenant issue...Not pulled out yet.


    So guess we still have sold ours bar exchange of contracts...


    Now back to the drawing board less a far bit of money!

    Not much consolation - but one in three falls through. It is awful when it's this late though. I've lost a couple after survey before, and had chains collapse (two took around a year to re-form and complete again as we kept having to stop and start). The property game isn't always a straightforward one.


    For my sins, I'm selling/buying again. I never learn!

    What can anyone say?

    I guess if someone lives a really boring life, then this sort of thing never happens, or it happens so rarely they think it's a catastrophe.

    There again, many people are so poor they never get a chance to lose a house, or a sale.

    Backalong, as we say in Devon, we had very few issues buying and selling, but then we got much more adventurous, so did the lenders (think Northern Rock) and suddenly loads of things fell through, went wrong, cost us a bomb, made us pull out etc etc.

    We never did get the dream, 'fell in love with it' property everyone bangs on about, and we lost shedloads of cash, real and pixellated.

    On the other hand, we were saved from ourselves a couple of times, so on balance, we probably ended up quits. The place we eventually bought...'had potential.' It isn't too shabby.....now.

    There will be other days and other houses. Honestly.

    We had the seller pull out just before exchange, we carried on and sold our house and moved into rented. Then the second one we found took it off the market but we were only a week or so into buying it, I reckoned they just used us to get a "real value". Third one pulled out after 2 months and decided not to move at all. Finally we were successful on the fourth one and now own it plus still in rented. The local EAs all kept saying they had never heard of 3 pull outs although as has been said a significant number of purchases don't go through.

    We were pretty upset at the first one, annoyed at the second, then ended up fairly blas! about the whole thing.

    When we bought our first house it took us 8 months and 5 houses but got there in the end and moved again less than a year later!

    I sympathise, we've just had the exact same thing happen to us. Vendor has cancelled sale and taken house off the market with no explanation. We've got a baby due in 3 weeks and we've spent loads of time clearing out our house in preparation for moving. Everything in boxes which will now need to be unpacked. Very sad. It's so frustrating.

    I keep trying to console myself with this thought - we are no worse off (save for a few quid lost). We are happy and safe in the house we currently live in, just want to move to a better area for kids schools.

    Hang in there. Something will turn up. :)

    Thanks for all the replies. We're now going to look for as cheap a rental as we can so we can find a house. Though also looking at a couple of houses this weekend too.

    I think I did lead a charmed and boring life before! Do get worried as we have the whole kids and pets thing so rentals could be problematic...

    I'm also in agreement with the 'perfect house' myth. Our current one wascheap as chips, prefab.only desirable now as student let and a bit of a money pit!

    Any advice on renting with everyone???

    Going into a rather shabby, but large, rental was what we did for 9 months. It held all our wordly goods and saved £ on storage costs.

    Then we bought a large, even shabbier property! :rotfl:

    We found that offering a double deposit, 6 months rent up-front and not being fussy about decor helped a lot, especially as we had the not terribly normal 2 cats, 2 ferrets and a bright yellow transit van to declare. Daughter also needed a large space for her art installations....we won't go there!

    We went in person to all the likely agencies, so they could see we weren't quite as awful as we might sound, and within 24 hours we had the choice of 3 rentals, all a bit odd in some way, but perfectlty habitable.

    Most, if not all, the houses in the area I live in have a similar covenant in favour of the local council. Most of them are let out to students :)

    The council collects regular fees for HMO's so each household which is breaching the covenant is generating regular income for the council. No surprise that the council has no interest in enforcing the covenants - even the ones which require us to keep our gardens tidy, and store rubbish in a bin ;)

    If the buyer is concerned then it may be a simple formality to get confirmation from the council (assuming that's who your covenant is in favour of) that there are no problems with student occupation.
