Initial Tenancy Ending - What's the norm in Scotland?

Options
DD2 (her and a flat mate) are currently renting in Glasgow on a 12 month term. This ends at the end of July or mid-August (I can't remember when exactly). The initial tenancy term was organised via a letting agency.

They're happy to stay on for another year ... what would be the normal process to do so? Is another fixed term required? Could it roll over to a periodic tenancy (with the LL's agreement)? How would the letting agent normally be involved in renewals?

Any help or guidance appreciated.

    I can see G_M's Ending/Renewing an AST but I'm not sure how rules and norms in Scotland differ - I'm presuming that's written largely relevant to England?

    Thanks for finding that - I'd forgotten I'd posted previously on this. :o

    I don't have a copy of the tenancy agreement, so I'll ask DD2 to dig it out and take a look at this thread.

    Yes, as already explained, your daughter cannot have an Assured Shorthold Tenancy if she is renting in Scotland. She will have either an Assured Tenancy or a Short Assured Tenancy. If she does not know which she has then tell her to use Shelter Scotland's tenancy checker.

    She does need to check her tenancy agreement as there are some significant differences to the law in England. In particular note this:

    Moving out at the end of the tenancy

    If you want to leave the property when the fixed term runs out, you should give your landlord notice. The tenancy agreement should state the amount of notice you should give, but if it doesn't then you should give at least 40 days, if you original tenancy ran for longer then 3 months. This will give them time to find a new tenant if necessary.
    Your tenancy agreement should say whether or not you can end your tenancy before the fixed term is up, and how much notice you need to give in this case. If your tenancy agreement doesn't mention this, you may find your landlord can still charge you rent until the fixed term is over.
