Hi all, I am a First time buyer looking to buy my first house with following in mind :
Budget : c300k
House type : Detached / Semi Detached
Build : New
Area : Leeds / Huddersfield
Key factors : Location of House (I would like it to be relatively quiet but still accessible to Leeds city centre and both myself and my wife work close to train station) and accessibility to areas such as Manchester / Halifax etc (should one of us decide to move the job in future).
I have been looking at new build houses at Lindley park (Huddersfield) and Morley but finding it hard to narrow down on one of them. Ironically, prices for both these places are very similar for a detached house (Morley is only 5% expensive).
I don't mind driving to work from Huddersfield to Leeds city centre but because I am currently staying in a completely different town, I am not sure if the journey will take 22 minutes or 50. If its somewhere in between, then I should be ok.
Lindley park has some awesome views and a country side feel but Morley is very well connected to M62 and I think given the fact its a Leeds postcode & property prices are upwards, its probably a good investment option as well.
Any advise? I am really confused

The Morley ones are better if they are the developments near to the station. It is easier to resell a property that is nearer to a station then one that is miles away. There is something wrong with the Lindley developments because the houses are too cheap.0

Thanks. I think term "near to train station" is but subjective. The property I am looking at is about 3 miles from Morley and similar distance from Leeds station, it's near but not walkable
I also think Lindley is bit expensive as prices are same as Leeds development. Would you not agree?0 -

I think I was looking at a different development in Morley that was near to the station. The Lindley one struck me as being a bit on the cheap side for a new house. I would have expected them to cost more especially when there were 2nd hand houses in Lindley that were much more expensive and normally you would expect the new ones to be dearer. If the new ones are not dearer that would make me suspicious about the area they were in. If the builder has to sell them cheap then when they are 2nd hand they are going to be much more difficult to sell because fewer people want to buy a 2nd hand house in a bad area than will buy a new one especially if you can get help to buy or other things with the new ones.0 -
Morley seems nice, I hear Chapel Allerton is nice too.0

Surely Leeds provides better access to Leeds city centre?

Lindley is one of the most expensive parts of Huddersfield, this development is said to be on very soggy land.0

I used to live in Lindley and it's a very nice area to live in and handy for the M62. Saying that i wouldn't want to drive towards Leeds on a morning. There are frequent buses into town and frequent trains into Leeds, so that could be an option if you choose Lindley. I've also heard that the ground is very wet up there so could cause problems later
I don't know Morley though.0 -
You will get far more for your money in Huddersfield than you ever will in Leeds. It is so much cheaper to live there. However, I don't know if I would be looking at new developments at Lindley - DH's aunt bought a house on a new development there and sold it after a year as every time it rained her garden flooded

To be honest, I am a bit confused now. It does bothers me that if Lindley is one of the poshest areas in Halifax / Huddersfield then why the houses are relatively cheap. Is there a way to get more thorough information on this "soggy land" issue? I tried google, but could not come across anything specific. Many thanks0 -

Ohh, that's terrible!
Do you know if its a general problem or just the problem with that house?0
