    The lease says that parking is included but the freehold register says that parking isn't included.

    After some further digging there is a difference where there shouldn't be one.

    I have been told that the solicitor needs to confirm with the freeholder of the property whether there is parking or not and if it's the land registry is different this should be changed prior to exchange.

    We once bought a flat where the garden had it's own land registry title....is it possible that there could be something similar here?

    ours was a new build and it seems that the garden albeit small was not assigned to the property until just before completion hence 2 land registry entries....

    Ask your vendor to clarify the exact position of your parking space...at that point its either there or not and you can decide if you continue with the purchase

    Does the lease Plan identify the parking plot?

    It appears that the vendors are annoyed that their solicitors didn't pick it up when they brought the house, mine didn't pick it up either it was actually me. The reason is the main document is correct and it was only because I didn't really know what to look at that I looked at everything and spotted the error. Anyway the vendors have agreed the deeds need changing and the freeholder will be contacted so all should be fine. It didn't help that I have only spoken to the legal assistant working on my case and not the solicitor.

    Are the searches even submitted or back yet? I doubt you've incurred that much so far with solicitors unless you are including the searches.

    The solicitors have charged £250 for disbursements and have pulled together all the land registry documents, I have been charged £250 for the valuation from the building society, this is being carried out on Thursday. This equals £500.

    I don't have a property to sell and as the vendors brought this for a BTL and are selling they aren't buying anywhere else there isn't a chain.

    Therefore it should be a very quick sale, I have been told that I should have a mortgage offer by the end of the week subject to the valuation.

    I'm currently in the process of moving all my deposit into one account as the solicitor is now asking for that as well as the gift from my parents therefore I'm pretty much in the middle of everything.
