Parking not in deeds

I'm in the middle of purchasing a flat, the mortgage valuation is being done on Thursday and I have instructed a solicitor but the land registry details (from the solicitor) has shown that the property does not include parking. This was on the information given by the EA and they pointed out where it was etc. I've spoken to the agent and they have spoken to the vendor who has said that parking is included.
Now what? I have spent £500 in mortgage and solicitors fees and I cannot live somewhere without parking.
(Btw the road has double yellow lines and the nearest side street is too far with shopping).

Well is there physical parking?
Often a leasehold property wont show the parking on the LR, but the lease agreement may dictate a nominated parking spot.0 -
Sorry I should have said two other flats (there is only 4 flats it's a converted house) have parking mentioned. The drive doesn't have room for more than two cars to get in an out without other cars moving.0

Sounds like it was something obvious to check very early if there are 4 flats and only 2 practical to use spaces.0

The Vendor thought it did have parking, they brought it as a BTL so it could be reasonable that they didn't know.
I don't know how I could have checked it any sooner I literally got the docs from the solicitor 2 hours ago.0 -

No offence but I only had the offer confirmed a week ago.The EA manages the property so I didn't think it was necessary. No reasonable person would!
I'm asking if any has had any experience and how to move forward not to have a go at me for not checking the land registry.0 -
If parking isn't in the lease or on the land registry documents then it looks as if it doesn't have parking. Lucky you found out now before you bought it.0

I'd buy on the basis there is no parking included (ie lower value) then hope you can resolve it later & end up with parking.
Agent & vendor sound like a pair of clowns who don't know what they are doing...0 -
I have a slipped disc (due for surgery) if I can't resolve it later I won't actually be able to live there, until I've recovered from surgery.0

Although it's not a nice feeling now, ultimately you say "thank goodness I spent £500 getting this stuff checked out properly, rather than finding out once I'd completed on a property that turned out not to have parking".
This is literally why you pay your solicitor to run these checks, so you avoid making a much more expensive mistake later down the line.
I guess you now need to decide how much you like the flat now you know it's not got parking. If it's a deal-breaker then you might need to cut your losses and walk away.
If you're asking whether you can claim compensation for mis-representation the answer is almost certainly "no".0
