selling privately V estate agent

I have sold a few houses without using an EA and would say that it is always worth a try as you never know whether anyone is just driving around looking for a property. If you have a board outside that is fairly bright this will help a lot, and you can buy them from hardware shops.
Use the free websites, put pictures in newsagents windows etc. I don't agree that you have to be desparate and skint to do this, it's a very good way of saving several thousand pounds and it has worked for me.
Then again if it doesn't work you have only lost a minimal amount of money and you can then go with an agent.
Obviously when you do sell privately you have to do the viewings and negotiations yourself but this isn't as bad as it sounds.

I think that EA's can be very useful - especially in an unpredictable / difficult to value situation.
However if you have a buyer lined up, or if you live on a street with 'Xeroxed' houses (i.e. all virtually the same) then there is little need to use an agent as you should know what the asking price should be and what the buyer is willing to pay.CarQuake / Ergo Digital0 -

Most agents seem to expect the vendors to do the viewings anyway, unless the property is already empty.0
