selling privately V estate agent

We sold our first house through the estate agent, only I wasn't that impressed with what they were doing so I placed an ad in the local paper. The person that bought our house saw the ad but had already disregarded it at the agents. We still contractually had to pay them......
Next time I sold without an estate agent, no problem, very quick, very easy. If I move again I will try and do it myself again.

Estate agents do very little for the money. 1.5% is a lot of money... about £1500 to sell the average house is very expensive. When I sell next, I will put my own board up and advertise in the paper myself.
All they really are are introducers (of the buyers to the seller) After that they don't do much, its all in the hands of the solicitors.
I would ask yourself how easy do you think your house is going to be to sell? If it will be a problem for any reason maybe you should get an agent in on no sale no fee. Its all to do with the asking price though... too high compared to the competition and it won't move agent or no agent.0 -
Helen, I'm attempting to sell my house privately at the moment through HouseWeb (see http://www.houseweb.com). Like many on the list, I couldn't justify the Estate Agent's fees.... 2% of £275,000 is an awefull lot of money!
Houseweb charge around £150 for full web advertising (includes most of the major property web sites) plus an extra 20 quid or so for a professional For Sale board. I've also taken out an ad in my local paper.
I've had mixed results so far.... an initial flurry of interest but then quieter. If things don't pick up, I'll probably go back to the traditional approach but at least I haven't spent/wasted too much!ELR0 -

Why not place the property with an EA AND market/advertise yourself ?
Place the property on free advertising websites, maybe the odd newspaper here and there, whilst also getting the agent to promote you.
Theres nothing that states you cant get your own buyer once you sign with an agent.
Ive got a £215k house, 2 cars and lots of furniture to sell over the next few months, and am thinking of taking a full page advert in our local paper to push everything thru.0 -
