I have had one or two wonderful EAs who were on the vendor's side who have helped keep the sale on track - but I'm under no illusion they were doing me any favours, they wanted the sale. I did buy one a bottle of Champers, but he was an absolute star. But absolutely 100% on the vendor's side!

Just to update, spoke to the agent again and explained the situation and change of plan and he has given me a recommendation and said if they pop into the office they can pickup the keys to quote on what we have planned.

Another thing to note - if your renovations include works which you will need to apply to your council's building control for permission for, then you may not be able to make the application until you own the house (which could delay things a couple weeks). My local council has this policy, which is rather annoying to say the least!
