    The reason it was much higher is because the 3rd estate agent would have put our property on at £235,000 hence I thought I would test the water but to no avail.

    I bought the property for £195,000 4 years ago. The cul de sac is of 8 properties 6 of which are detached 3 bed + and in excess of £250,000 each. yes we are near a small amount of council properties but rhind street itself has a lot of big properties.

    i take it all on board- something isnt right- I guess it is still price and definitely photos.

    there is large new home developments in the town by barrats and wainhomes there 3 beds range from 190,000-215,000 but the floorspace is so much smaller than mine which is why I thought I could push more towards 210.

    It's only been on the market 4 weeks and in that time you have had two sets of bank holiday's (when people tend to go away) the Easter break (also when people tend to go away). Perhaps give it a bit of time before starting the fire sale. Additionally buyers may be holding odd till after the election just in case.

    yes i think you are right. Does the fact I am on a small cul de sac count for me compared to this house on a big estate?

    I just looked at streetview/map and realised DH's brother lives about three minutes away from you, OP. I've only visited once - about six years ago - and wasn't keen on the area tbh. The proximity of those council properties - particularly the flats overlooking the rear - would be a dealbreaker for me and the price would need to reflect that, imho......it would need to be lower than £200k, sorry :o
