4 weeks and 1 viewing- HELP!

on RM- PL31 2FD £212,500

Hello- been on the market for 4 weeks and 1 viewing. Ive lowered the price twice and it is now at the very lowest I would go to as I really want to sell. Two estate agents valued the house at £205-210.

Ive reduced the amount of pictures on display, Ive added a description about the town but really struggling to think of anything obvious that is stopping people want to view/buy the house.

Any critique is more than welcome :)

    Assuming it's this one, then I'd lose the furthest right hand inch or so of the exterior shot as that building behind doesn't really sell it, a fear compunded by the lack of rear garden shot. Other than that the photos are fine, so I don't think presentation is the issue.

    This then leaves the market or the price. If other places are selling reasonably quickly, then you can probably rule out the market, but here's where an online agent is less good than a local one.

    The obviously one is price. "Guide price" can alienate people in the same matter as "offers in excess of" can, but the bottom line is that buyers don't think it's worth £212,500. If you really want to sell, you'll probably have to lower it still - you can't expect your buyers to bail you out of negative equity. Sorry if this isn't what you want to hear.

    There is no pictures of bedroom 2, the garden or the off street parking.


    I also think the dining room, isn't being shown to its potential - the tumble dryer needs removed as it looks as if there is not enough laundry space - is there a under stairs cupboard where this could go?


    The table moved into the centre of the room (At least for the photo - as obviously you use the piano) and maybe remove some of the photos


    I really like the house!

    If the estate agents valued it at £205k-£210k what makes you think it's worth £212500 AFTER two reductions?

    Thanks for the advice- yes the links are the right property

    There were 17 photos up originally by the estate agent. there was one of bedroom 2 but it was too cluttered so I did one myself but the quality wasnt the same from my camera so havent included it yet.

    The garden is small- we included pictures to start with but have since taken them down thinking it was putting people off but I understand it could still put them off not seeing it.

    Yes i think I agree about the dining room. What I might do is get the estate agent back to do some more pictures and perhaps lower price to £210?

    If you are in an area of high demand, and wish to sell a popular type of property, then the online-only EAs are well worth a go.

    However, if you're in an area where the market is a little bit slow then you may find some more proactive marketing is required, and putting a few pictures on Rightmove is not enough.

    Interesting that you've already reduced the price twice, and you're still above the recommended price the local EAs suggested. I suspect this might have a lot to do with the lack of interest. If you've only had 1 viewing in 4 weeks, I'm afraid you're going to have to accept that the price you are asking is too high.

    Reducing the price from £212,500 to £210,000 is unlikely to make any difference whatsoever.

    I would guess that it is too expensive for a house that is overlooked by and in the middle of a council estate. It is an elevated semi detached house with a view over the local council estate and with the back garden overlooked by flats on the same estate. It will have a very limited market. The only people who will want to live in a house in that position will be someone who can't afford something better. So it will have to be cheaper than any other modern 3 bed semi in the local area. Is it?

    When we *really wanted to sell* in 2014, we priced considerably lower than all five EAs valued at. Despite this we still had to reduce slightly after five weeks on the market had resulted in only two viewings, but once we did so we had three offers within a couple of days - one at asking price.

    Ours was a very different type of property - a large, two hundred year old thatched house in Wiltshire - and was admittedly niche, whereas yours should appeal to a wider buying pool. As it's a family house, I'd definitely want to see pics of the garden, however small.

    I'd also remove the tumble drier and all those family photos ;)

    Whilst not my type of property, it otherwise looks nicely presented so guess it's probably down to price/location.

    You need a picture of the garden and each room.

    Just make sure they are looking as good as possible.

    Not having them suggests that something is wrong.

    I like your house and with more pictures as suggested and the dryer removed from the dining room should give you the best chance.

    Have a word with your estate agent and make sure that they are ringing people who are looking in that price range. You are paying them mega bucks for a service so harass them to get more viewings.

    Four weeks is not long IMO - depends how quickly houses are going in your area. Reducing so quickly twice doesn't look good.
