    I have heard its around £1800 per sqm so I would be going at £50K, but if they are fancy bifolds then another few k ontop.

    Perhaps it's best for the OP to tell us what his/her budget is, and we can suggest prices just under that level? That way, the OP will be satisfied with the estimate and we can go back to our Sunday DIY.

    I did not try advise because the post was so lacking in information it needed a crystal ball the size of the moon. My figure was £2000+VAT per square metre giving an eye watering £67200. Caveats apply so this would be a budget figure, But OP did not say whether internal or external dimensions, location, ground conditions, access, standard of build, quality of finish and so on. However bungalows are expensive on build costs both for foundations and roofs. Better value is obtained on two storey and this is reflected in my figures.

    I am not a"Sunday DIYer", so does that mean my thoughts carry any weight here?

    No, you're way off the mark. ;)

    I don't know what more information you need, you can put your crystal moon away, the brief is very comprehensive:

    The size is roughly 7x4m.
    A window at one end.
    Bifold doors the other end.
    Log burner and fireplace needed.
    Want it to be ready to paint and deocrate.
    Must not cost too much. £50k is way too high.
