End Terrace Bungalow Extension

Wanted to know if anyone can give me a rough cost guide for a end terrace bungalow extension.
The size is roughly 7x4m and will have window at one end and bifold doors the other end. Will be used as a lounge so log burner and fireplace needed.
Want it to be ready to paint and deocrate as I will do this.
I know it can be "how long is a piece of string" type of question, but just chucking my thoughts out there.

I think around £50k is a perfectly reasonable guess with the info given. Not unreasonable given that work will inevitably need doing on the original house and you're expecting a wood burner and fireplace (by which I guess you mean chimney breast). Not immediately a simple spec/cheap build from even the tiniest amount of info.Everything that is supposed to be in heaven is already here on earth.

You clearly have your own view of "the mark" so why not tell us? From the limited information you've given us, no one could give anything other than an estimate with a large tolerance either way.
As for your last comment...dear oh dear. I put some shelves up once, but it was on a Tuesday.
If you want professional advice and a professional estimate, you need to pay a professional for it. It doesn't matter what anyone on here says, we're all guessing based on your limited information.

I run a building company. A proper one. And your first reply came from a building professional too, but do tell us how to do our jobs!
You think you can write a sentence or two, expect 'professional' advice and hear what you want to hear? I'll tell you now that it will not cost a penny less than £40k even if it's a flat roofed box. Unless you find yourself a problem builder, which isn't unlikely with an attitude like that. Perhaps you should do it yourself, given that the rest of us are DIYers.

Just to qualify my answer a bit - I am a registered, chartered architect who has worked on a lot of small scale domestic extensions all over the uk - I have based the estimate on £1500 per m2 ex VAT
