getting an offer accepted... ?

    We had an offer from someone that hadn't been inside our house. I found it very odd. I wouldn't accept their offer until they had seen it as I didn't want to waste their or our time if they didn't actually like it. We also had other viewings booked and I wouldn't cancel those. The person making the offer couldn't get there for a few days.

    I've owned since 1991, moved 7 times (hopefully moving to no 8 this year) and viewed hundreds over the years. If I had a pound for every house I said I loved before viewing, then changed my mind... well, I'd be out shoe shopping at the weekend at the very least.

    I'm convinced I'll love a house right now. Absolutely know it's the one for me. But sometimes you step foot inside and it just doesn't feel right, and you can't even explain why.

    I lost a house in Tunbridge Wells once. It was perfect. One over the road came up - still pretty much the same, nicer in some respects - but when I viewed it, I couldn't wait to get out! It just left me cold and depressed. Awful house. There have been many others like that over the years.

    And that's me - who knows EXACTLY what she wants.

    Even if you are desperate, or know you want that house, the property game is a weird one. It's the one area where you need a good poker face, and you have to play the game, even if reluctantly. Don't show your cards so soon.

    I agree-sometimes a house just doesn't feel "right".

    Years ago some friends of ours bought a beautiful Victorian house. Partly restored, beautiful rooms and bags of potential. Then we went up to the large attic.

    I couldn't wait to leave. I don't know what it was but I felt that if I owned the house I'd shut off the attic and never go there.

    A few years ago I viewed a chalet bungalow in a lovely village. A large garden and nice outlook. The house was partially restored but from the RM website looked like a future home.

    And then, once again I went upstairs...

    Nice new bathroom, but didn't like the very narrow stairs or the eaves cupboards.

    I told the EA I liked it but wondered how I'd feel living there in the depth of winter when noone else was around. I remember her saying "a house should feel like a warm hug"

    I liked that expression and the one I did buy still does.

    Offering without viewing unless you live abroad just smells of desperation. I'd be far too concerned when you actually see it you would change your mind and I would dismiss any offer from you unless you have seen it.

    With this tactic I would also expect you to be willing to pay asking price, or even more.

    I dont think there is anything more you can do other than view the property, then if you like it put your offer in and see what happens.

    The area we live in... there are not many suitable properties for us,
    nicer/suitable properties go quick.
    there is nothing suitable for under our budget and anything under our budget we wouldn't want to pay ++ for as they are s**** and not suitable for our needs.


    we may not of been inside the house, but we know the area, we have seen the pictures, and driven past it... whats the problem.


    We have been looking for a long time, and seems E/agents use many tricks, and no one is trustworthy...
    everyone plays a game of sort.

    OP, you probably know by now that you more than likely made the wrong move.

    It would be a very rare vendor indeed who accepted below asking in the first few days for sale. Virtually everyone will test the market before considering less.

    One thing puzzles me though, you said there is nothing within budget for sale yet you have 5 viewings in one weekend? Is everything over your budget and if it is, aren't you simply trying to buy a bit too soon. Couldn't you save hard for a bit longer and bridge the gap and then be in the running for the decent ones? If you're only £5k or so short that doesn't seem unreasonable.

You must admit though that when one of the biggest property ramping papers of all times is using the CRASH word in it`s headlines, that sentiment is not on the side of the seller and holding out too long with an unrealistic price?
