    I agree with Pumpkim, I've seen quite a few PB entries on Rightmove where they seem to be pricing very high in comparison with very similar properties nearby. Maybe it is a local difference.
    I was jumping to conclusions and one of them jumped back

    Are you saying that a buyer's solicitor will talk to an EA? That amazes me.

    If I was a buyer, I would never allow the seller's EA to contact my solicitor.

    Even if I was selling, I wouldn't allow my EA to contact my solicitor.

    I don't want to receive information from my solicitor via a 3rd party (perhaps with an element of 'Chinese whispers').

    I also think there's potential for a conflict of interest - realistically, most EAs act in their own best interests, which aren't always 100% aligned with my best interests.

    Yep, it's a pretty significant part of what an EA does.

    Why?
    You want to buy a property, the seller wants to sell it. Many solicotros do not have the time to chase things up, and that's where a good EA can help identify a slow part of the process and help move things along.

    You would be receivng updates from the EA in addition to the updates provided by your solicitor.

    I think you might be overestimating what EAs are in control of. I am suggesting it is useful to have a good EA chasing up the sale process, identifying where there might be a hold-up, giving progress reports to those involved, that sort of thing. Not that they are able to fundamentally change the course of events.

    If I had a buyer who refused any contact with their solicitor it would set off some pretty serious alarm bells.
