Hi
Looking at land registry sold prices data and a house has a cat b sale at 140k and then three days later a cat a sale at 130k. Any idea what might have happened there? A repossession followed by a rapid sale at a loss? What's more likely to be the normal sale price?
Cheers

Perhaps not very well explained above, I'm keen to get an answer though so bumping this thread with a bit more info.
On the land registry sold prices website (http://landregistry.data.gov.uk/app/ppd) where you can search for sold prices, sales are categorised as either belonging to category A or category B with the following explanation:
A = Standard Price Paid entry, includes single residential property sold for full market value.
B = Additional Price Paid entry including transfers under a power of sale/repossessions, buy-to-lets (where they can be identified by a Mortgage) and transfers to non-private individuals.
The vast majority of sale prices are listed as category A, which seem to be just normal house sales. A few of them are category B alone.
The house I'm looking at was sold as Category B for £140k, but then three days later was sold for £130k as a category A. So on face value if we're looking at two separate sales then the first buyer has lost £10k in three days. I suspect though that there is perhaps some sort of tax loophole being exploited, but I'm not really interested in that, I just want to know what the market value of the house is and can't figure out if it's the £140k or the £130k I should be looking at.

Could the first price be a part exchange deal?0
-
Could there be some change to the property in between the two sales such as selling off part of the garden separately to be developed?0

We may be able to provide clarification on this, but we can only confirm the price paid recorded with us and cannot comment on whether or not a particular price represents the full market value.
