    Presumably by your EA - who want's to get their commission fee asap.

    Yes, they said things were moving very fast with my Buyers & I should consider rental if I did not want to lose them. The Buyers have been good so far...

    If the buyers are good, they will understand that you have been 'shafted' by your seller.

    Bear in mind that the EA is probably saying to you "You must move into rental", but saying something different to your buyer.

    Don't waste time thinking about or looking at rental properties. If you think your sellers aren't serious, start looking for a different property to buy.

    Yes, the EPC is not listed online. I don't know how long it takes to be uploaded after a survey.

    I'm going to go out on a limb and say if you want to keep your buyers then perhaps renting is an option to explore. They may have buyers too, and if you delay they may lost them, and you'll lose yours. Not saying this will happen, but if you are desperate to move house then it is worth considering. Good luck, I know how frustrating it is! We are now 13 weeks since having our offer accepted and still haven't exchanged.

    Thanks for the moral support. My buyers are 1st time, currently in rental. The option for me to go into rental was one avenue explored in discussion with my EA. They did not press me but thought I should prepare. In fairness, I'm happy with my EAs performance...

    I would start looking at other properties and let the vendor's EA know you are doing so - at the very least it might spur them on to start moving things on, and if they are very quick to let you go then I would assume the seller was not keen on moving in the first place and might always have been at risk of withdrawing their sale. Oh, and if those EA recommend some alternative properties through them I'd tell them to jog on - from what you say they sound like time wasters.

    As your buyers are in rented they might be okay with the rent, but they might also start looking around at what else is on offer - so whether you risk losing them or not depends on how much is on the market in your area and how much they love your property.

    Once the assessor lodges the EPC it's instantly online, although it may take a couple of days between survey and lodgement depending on the assessor. However, the vendors lack of progress to even spend £60 on the EPC shows that they are not committed to the sale. Whether it's a waste of £60 is irrelevant, it's a legal requirement.

    Whether you go into rental to keep your buyers is 100% up to you, I would be furious if my EA told me to 'prepare' to go into rental. Never something that I would consider even if my property was difficult to sell.

    I share your rage ...what was supposed to be an Escape to the Country is turning into a stressful experience with no end in sight. These are buyers I just don't want to lose so all options are open to complete.

    I'm sorry you are having such a stressful time :( It does sound as if your vendors are in no hurry to move. Are you in direct contact with them, or is everything via the EA? We had direct contact with our buyers but only via the EA for our vendors. There are pros and cons to each!

    Of course, whether you got into rental accommodation in order to keep your buyers is totally up to you - you certainly should not be bullied by your EA.
