'High Street' ...yes, I'm a little surprised that they are in no rush. Makes me think I'm too pushy but I had a good offer on my place & I don't want to let my buyers down (& lose a good offer).

UPDATE: As we approach the end of week six I still have have no progress with my purchase. The promised EPC never arrived last week. My solicitor has been told by the vendors EA to stop phoning & my EA was lied to when they were told I had been advised at the time of my offer that the vendor will not start the paperwork until they have found a suitable property & had an offer accepted.
However, my sale has progressed rapidly. I have been told my buyers may be looking for completion within 4 weeks. I have been advised to find rental accommodation!0 -
What you should have done is given the vendors a deadline or you would pull out. Someone who did want to sell would have been motivated by that and would have communicated if they were struggling to complete the chain although actively looking.
Make appointments now to view other places over the weekend. Tell the vendors' EA you will be withdrawing your offer due to the vendors' lack of action. Your buyers may need to be patient, but do communicate that your vendors cannot complete the chain.0 -
If the EPC is an issue for you, have you actually searched to see if there is one extant?

Presumably by your EA - who want's to get their commission fee asap. (Was it also your EA who mentioned 4 weeks to completion??)
It may be sensible to start looking for other properties.
Moving forward remember that property buying/selling can be a bit of a game sometimes. Carefully consider everything people tell you, before deciding whether to believe it or not.
As for your buyers - they have probably invested money in a mortgage application, searches etc, so whilst it is harsh on them, they're probably not keen to walk away if you delay.0 -

Yes, I realised later that a deadline would have been a good idea. I'm new to this & had been told by numerous sources that it is an average of 12 weeks 'turnaround'. I had expected to wait a while but thought the time would be spent with solicitors doing paperwork! It's the zero activity that worries me & sends me the message they don't actually want to sell.
My buyers have been advised but I think they expect me to move when they are ready as they made a generous offer. Shame much of this will be wasted in rental & removals.0 -

No, it's no big deal. I just wanted them to get the message I want some activity & I want this done 'by the book'. I was told by the EA that the EPC would be with me by last Friday. Nothing arrived & since then my solicitor has been told to stop phoning.0
