Can someone translate this bit of legal-speak into English please?

Please can someone help translate a sentence on a Land Registry form my solicitor has sent me?

The form is a 'transfer of whole of registered title' (TR1) form. The text I want to understand is written in the section 11 (additional provisions):

"The statutory covenants implied in this transfer on the part of the transferor shall not exceed to any breach of the terms of the lease subject to which this transfer is made as to the state and condition of the Property and the parties hereto request the Registrar to note such modification on the Register."

Please can someone help?!

Katie something for your solicitor to advise on as reads as if the seller has added the clause so should be able to explain its purpose.

I suspect BUT do not know that it is to cover them against any issues the landlord/freeholder may raise at a later date about the state/condition of the property so if raised 'not their problem to solve'.
