    You need to read your lease, and do whatever your lease says you must do.

    For example, if your lease says that you must periodically confirm to the freeholder (or their agent) that the property is still sublet, then you must do that.

    And the freeholder (or their agent) can charge a 'reasonable' fee for dealing with that confirmation - i.e. a fee that reflects the work they have to do.


    If you think the fee is not 'reasonable', I guess you could start by asking for a breakdown of the work they do that justifies the fee...

    ...or you could try offering to pay whatever fee you think is reasonable.

    Sure thanks, your points all make perfectly sense. Just my leaseholder agreement does not say much, it only says that I may not sublet (rent out) the flat without the freeholder's consent. Nothing about fees or periods. But fair enough, I got their consent for each new tenant. Then after the initial 6 months comes to an end and it rolls into a month-to-month AST, they ask what the deal is, so I just say it is tenanted still as per the original AST for which I got consent.
    I think last time they did not ask for any more after that, but I guess they could ask for a renewal fee.
