    Energy performance certificate says Primary energy indicator: 229 kWh/m2/year and property is 72m2

    How about your own personal preferences? Do like to have the heating on even in the Summer, or would you rather put on another layer rather than turn up the thermostat? Can make all the difference.

    Bear in mind that if it makes you hesitant, it may also make the people you sell to in the future hesitant too.

    But you need facts rather than feelings or guesses. If the building is highly energy efficient and you don't want to cook with gas the current arrangements might have the lowest running costs. Electric heating is not as bad as some people think, if it is used in the right kind of building.

    We're pretty sensible! Wouldn't put it on in Summer and only when needed in Winter really. But like you said a lot of people seem put off by electricity so I am thinking whether it would be harder to sell in future. I'll ask the sellers about their cost and usage! Thanks!
