    Anything is only "worth" what somebody will pay for it, at that time, in that situation. The meeting point at which the seller is willing to accept, and the buyer is willing to pay.

    You were willing to accept £83k, and a buyer was willing to pay £83k. No buyer was willing to pay £95k.

    I did understand it, which is why I was correcting it. If nobody is willing to pay £95k, it is not worth £95k, no matter how fondly you hope an EA is correct in their guesstimate.

    No you really dont understand what I wrote. The house would have got more if I had longer to sell. Which of course we didn't so yes it was worth 83k in those very unusual circumstances. But to suggest in a normal sale it was worth 83k is incorrect. I'm not going to argue with you though.

    I was trying to give the OP advice because I understand the pressure you can feel. We accepted such a low offer out of desperation to keep the chain going. You have to ask yourself if it is worth it.
  • Forget air fresheners!

    Pretty much everyone is likely to think "what is the freshener hiding?"

    Add that there are some people (me for instance) that will take one smell and think "Agh! Nasty chemicals. Yuk".

    Air fresheners aren't great for some people as they can cause breathing problems, so I wouldn't use them, and as others have mentioned, it might make people wonder what other smells you're trying to hide.

    Just open the windows to get fresh air flowing through the house.
