2 weeks to sell house

Options
We found a house we want to buy about 6 weeks ago after accepting an offer on our house from a first time buyer. Since then our buyer has pulled out and the vendors in the house we want to buy have given us 2 weeks to "sell" again or they will remarket.

We are panicking a bit! We've had 5 viewings since last Friday with 3 more this weekend. Only feedback we've had so far is that one lady liked it but preferred another/one couple decided it was too small for them.

Does anyone have any suggestions or is it just a case of waiting it out? Thought about reducing price but don't want to come across as desperate!

House is clean and tidy, we've done out best to declutter and I've bought flowers and air fresheners for the viewings this weekend :)

    Have your house spotless!

    Oven, tiles ..everything! Garden = freshly mowed. Patio area = power wash. Garden fences = freshly paint. If you can borrow a bay or lavender tree from a neighbor for next to your door for the viewings. Pick up all rubbish outside the house and sweep outside the property. Get some 'show' hand towels and hang over the sink (basic hand towel in Asda for £3) put away all cleaning items out of the bathroom and all shower bottles etc

    Check your street too - we were a bit oblivious to the weeds growing in the road by the pavement. They grow so quick! It was only when I took a pic of the house I noticed them. Never usually see my house from that angle, but someone walking to view from the other side of the street might.

    Make sure all your windows are clean. A job often overlooked.

    Don't make the air fresheners obvious or people may suspect damp/other probs.

    You are desperate to sell, so just start dropping the price until you get a buyer?

    Flowers and air fresheners won't do any harm, but I doubt if they'll do any good either!

    The only way to sell fast, guaranteed, is to give someone else an obvious bargain.

    In order to sell at a bargain price, you must be able to afford it, so that's probably what will determine whether you can sell this coming week.

    Of course, if you can afford it, but don't want to sell at a bargain price, it's likely that the house you want isn't that great after all. In that case, que sera sera.

    We were giving two days by Keepmoat when our buyer pulled out. We managed to find a buyer but they would only offer 83k and the house was worth 95k. The 83k only just covered out outstanding mortgage (we paid 105k for the house at top of housing market) and solicitor fees.

    If you can't find a buyer or one that will pay enough then pull out. It might hard if you have fallen in love with the house you want to buy but you need to be practical about these sort of things.

    Wished we had told Keepmoat to do one and saved ourselves at lot of hassle.

    If I was in your situation I wouldn't spend wo weeks desperately trying to find a new buyer, I would just pull out now. But maybe thats just me.
  • Is open house an option? Could you drop the guide price and do sealed bids by a certain day?

    Just as you are doing with a 2 weeks head start.

    It then becomes a who can find a buyer so unless they have people queued up with offers you potentially have more than 2 weeks.

    I was talking about in a normal sale it was worth 95k which I am sure you knew that and I was pointing out that when under pressure of course buyers will take their opportunity to get a bargain. The buyer was a landlord and of course his eyes lit up when faced with our situation.

    Keepmoat later pulled out so of course we had to pull the plug on our sale to him. He was so very keen to buy our house (who wouldn't be getting a bargain like that) and stilled wanted to buy it. If he had actually had moved on the sale as quickly as he promised then he might have got his bargain but sadly for him he didn't. Can't say I felt sorry for him though.
