No need to lie. Any agent worth using in the future will come out for a chat, and hope to have your custom in the future. For them, there is always the real possibility they can tempt you with a genuine customer offer.
Be frank. You'll get a better idea from them of what they'd be like in the future if you do sell through them.0 -

That's a good idea, but I don't think my husband would go for that when he can get it from the EA for free.(AKA HRH_MUngo)

I did exactly that years ago. Prompted by unfortunate personal change of circumstances and a house opposite coming up for sale.
The EA (large chain) selling my neighbour's house was scathing about mine and suggested revamping and redecorating. She also "valued" it much lower than the other house-despite mine being much larger (internally and garden) and with a lovely outlook.
Another (local independant) absolutely loved my house. No need to change anything. He valued it much higher than my neighbour's. He also asked if I'd sell it to him personally if I decided to sell within the next six months. Obviously I know that this may all have been flannel but it was free information which, although taken with a large dose of salt, was helpful to me in understanding the property market better.
So, if the EA's offer free valuation I have no qualms in accepting it.0 -
I can't see any point. A house, a car, a bike will only be worth what someone wants to pay for it, not what the estate agent says it's worth, in his opinion. We've already seen how two agents can differ. You want to think the higher valuation is correct, but is it?
Most buyers see the asking price as a starting point anyway, to be bartered down as much as possible.I came into this world with nothing and I've got most of it left.0
