House ready to go on market - what next

Hi all


Just had our house valued and are therefore now in position for the estate agent to put it onto the market however we haven't done anything else.


We are looking to upsize and potentially double our mortgage therefore should we be doing something else before putting ours onto the market? Should we have a DIP in place even though we won't know the exact value of the new house?


We only want to move to a specific area where properties are rarely available therefore we want to be in the best position possible to proceed.


The one thing that scares me is that our property will sell much more quickly than we find something new.


Any advice please?

    have a look at the EA contract and ensure you don't get ripped off.

    We are in a similar position to you, we are about to put ours on the market. We are also nervous that ours could sell quickly and we will be left rushing to find something to buy. We are just going to go for it though because our dream house could be about to go on the Market. I suppose any buyer would have to be happy to wait for you to find your house.

    I have been to get our Mortgage agreed in principle so we are ready to go if needed. I think it's best to get everything you can in place as soon as you can, it has made me feel more positive about the whole thing.

    Start a file of all those people and organisations you need to contact when you do move.

    Whatever you do, don't panic..speaking from someone who panics every time they start getting an offer (especially usually when our timing is all out...dream home appears goes sold then we receive an offer is usually the practice!). Doing a DIP tonight actually as we had offered on a property but several interested so not holding out any hope!

    We got ours from Natwest but will probably go to a independent broker to see if there are better options as I'm not convinced they were very competitive.

    I have been obsessed with right move for months and have watched a few houses I love come and go. Now we are finally ready to go there is nothing that is suitable, Typical really.

    My brother has been trying to sell his house for 6 months though so I have that in the back of my mind. That has what has made me decide to just get it on the market and see what happens.

    Declutter
    See a broker or mortgage advisor to make sure your moving plans are realistic
    Get 2-3 valuations from estate agents, negotiate on fee, then instruct one
    Doesn't do any harm to have a think about which solicitor you will use

    We put our house on the market end of Feb, accepted an offer, found the house we are going to move to only for our sale to fall through last week so back on the market now... so expect the unexpected :(

    Now that you have an idea of what you're selling your current house for, I'd be definately getting a more accurate idea of how much you have to spend on the new place: there's no point in swooning over areas or properties which are simply unaffordable.

    Also, if you're only interested in a specific area where properties don't come onto the market very often, you ought to consider what you'll do if you get an offer on yours before you see anything else, as there's only so long would-be buyers will wait around. Many vendors say they'll go into rented, but when push comes to shove, don't. What would you do?

    In particular, that you are only liable for any fee if the sale proceeds to completion. Otherwise, if they find a buyer but you decide not to sell, you could be liable for the EA's fee. Don't be afraid to negotiate the standard contract terms.
