When renting, I used to like flexibility. It was to my advantage not to have a new TA.
When renting, my sister used to like security. It was to her advantage to have a new TA.
As others have said, it depends what YOU want.0 -
And, of course, "the landlord's advantage" is similarly vague. Why is "the landlord's advantage" even any different to the tenant's? It's not some kind of competition. It's a mutually beneficial business arrangement - or should be.
You get a home, he gets a return on his investment.
A landlord wants a nice easy low-hassle life, with decent return on their investment after voids and expenses. He does not want to have to find new tenants regularly. He does not want high-maintenance tenants who are always annoying him. If you are a good tenant who is reasonable when genuine problems occur, then he will be good about ensuring you are happy. If that means foregoing a few tenners a month in rent, that's a lot cheaper than a void and tenant-finding charges.0 -
I don't know if this is going to help but as a landlord we have a couple of tenants who have been on periodic tenancies for about 10 years. They have been living in the properties for longer than this but after a few fixed period tenancy agreements decided that they would prefer to just let it run on as periodic tenancies.0

I'm surprised that the agents haven't been in touch as they love a new contract and being able to charge you and the LL for it. Both you and the LL save by these fees letting it become periodic.0

I have rented all my life and I have never paid for a new TA. Its the landlord that pays that isnt it?0 -

Practice varies. Depends what deal the landlord signed up to.. I've seen posts here from disgruntled tenants being asked for cash by EAs who are in it for the money. And as a LL I've been asked for fees when 6-month ASTs roll on as stautory periodic (which I resent). My current best tenant's been Statutory periodic for 5 years or so- saved me a fortune in fees and voids, so I keep the rent low.

Yes thank you Im familiar with all that, but I have never had to pay to get a new TA, Im not interested in paying I am the tenant, its the LL who has to pay all the bills.0 -

Another thing for you to consider (and I am not trying to hijack your thread).
What is the EPC rating of your property?
If it is E or F, then the landlord cannot extend your periodic tenancy or set up a new tenancy agreement with you, after April 2018.
If your periodic tenancy ends after 01/04/2018, and the property is EPC category E or F, then you will have to move out, so that the landlord can do the work to upgrade it EPC rating. At least, that is my understanding.
