Do I own this land?

Hi All,
I have just been looking at the deeds for our house, and have found a bit of land beside the house, which I believe to be mine (but is currently outside our boundary).
Could anyone confirm that it is mine? It is highlighted in yellow.

Theoretically should be as it's in the red line - what does the title register say?
It's outside your fence (but this line is also shown on the title plan so it would concur with this). What is this bit of land?
I'm assuming it's not shaded yellow on the actual plan, as often this means someone else has a right of way over this land if it's shaded.0 -
No it's not yellow in the normal plan.
It is currently part of a communal garden, which is never used. The area is only around 3 food wide and runs down the side of our house and is a dead end, so no one ever goes down there.
How can I work it out from title register?

I can't see any yellow, just two areas of red on the Land Registry Plan (4th link).
I imagine that those two plots are both part of the Title and hence owned by the same person (you).
However, read the Title document as this will describe what the Title covers.
Quote the exact wording here for comment if you are still in doubt.0 -
Oli - the yellow, which I assume you have added, coveres land included within the registered extent. The fourth plan is the title plan which confirms what is registered within that title, namely what is within the red outlines.
The 4th plan is what you would refer to to understand what you own.
The register refers to the original ploit transfer by the developer to the first owner. This will contain rights, covenants and addiitonal provisions re the property and may refer to the land and it's use and/or any restricitons re what you can do with it.
I imagine you have copies of this paperwork from when you bought the property so best to have a read of the register and referred to Transfer for a wider explanation.
I note also, as the title number is on the 4th plan, that your title is Leasehold so the Lease is another deed to be considered here. That will contain a number of additional conditions as to what you may or may not be able to do re the proeprty as a whole, which may also impact on the land to the side which you have marked as yellow.
So, yes you own the land subject to the terms of your lease and bearing in mind the conditions included in the plot Transfer as welll“Official Company Representative
