Completely disagree with this. No one in their right mind would be going anywhere near asking price after 10 months on the market. In fact, I think 75k is generous. I'd have gone in way lower :rotfl:
O/P They sound flaky and like they don't know what they are doing. They can't just suddenly decide they don't like their asking price and want more (well they can, and are, but really what does that tell you about the kind of people they are? Do you really want to be in a complex, stressful, legal situation with them?)
If I were you I would reiterate your position and your offer and specify a time limit for that offer. I'd also be making very clear to the EA that you will be looking at other properties too. You should also prepare yourself to move on, as it really doesn't look hopeful.
Should probably have started at 70k IMO, but without a link there is no way of knowing if that is even close to value?0 -
The sellers probably think that you are going to be time wasters. No one who really wanted a house that was on the market for £83,950 would start with an offer of £75,000. They probably expect you to want to drop your offer after the survey of mortgage valuation.
Utter rubbish.
An opening offer 10% below the asking price is perfectly reasonable in just about any situation, especially in this case when the house is apparently over priced and has been sat on the market for 10 months.
If anything, in this case, it's the vendors who are being time wasters and obviously aren't that serious about selling0 -
I wonder if it is a case that the couple have lived in the house for a long time and become very attached to it....
It's one thing saying that you want/need to move because the stairs are getting difficult but another thing actually doing it!
If the house has been on the market for a long time maybe this is the first time that someone has actually come up with an asking price offer and in effect the couple are suddenly faced with the reality of the situation that they could indeed now be selling their home......
I wonder if they are motivated now that what they wanted has been offered....or it may just take a couple of days for the realisation to sink in.....

Also be very wary of a smoke tainted house unless the smell doesn't bother you - are you prepared to completely redecorate, replace all light and curtain fittings, floor coverings and any left behind furnishings. It can need this and more.
Perhaps i was over exaggerating when I said stinks - I could certainly smell it but wasn't gagging or anything. I intend to rip out the carpet, buy all new furnishings and blinds etc anyway as the style is awful anyway. I can wash everything else down with vinegar and repaint. I think that should do it.
Will probably worry a little about it now anyway but too late!0 -

Whichever way it goes OP...good luck with your purchase although I'm not convinced that you've found the house you will end up living in....you like it but so do they!
This is exactly what I thought... and i understand to a point. But if you don't want to sell, don't. In anywise, they accepted the asking price and the ball is rolling. Just have to wait and see if 1. Mortgage is accepted. and 2. They value it at enough money.0 -

Fantastic news. Don't worry about the smell.
Without sounding harsh I always think that there are two types of buyers. The ones who want to take their tooth brush and move in to a home already done and the ones who want to do it themselves. There is nothing wrong with either type of buyer it is just that we are all different. Right now we can do the rip out but when I am older absolutely want all done in fact I will want someone to pack my tooth brush for me ha ha .
We ripped everything up and while we are no where near finished we have no regrets.
