FTB - Difficult Sellers

    To be fair, I did wonder... However no everyone else who viewed it with me thinks I'm a bit mad. On-street parking only (have drove past and always plenty of space so ok for me), no garden (I have severe hay fever so the small decked area is grand!), on a busy road for kids (No kids and on the road straight to my work, cutting out 18 miles each way and all the traffic so happy days for me) , clean and serviceable but very old fashioned kitchen and bathroom (I'm happy to make do until I can afford to replace) and finally the house stinks of smoke (sure a good airing and new carpet etc and that can be solved!)

    Those were my reasonings for why no one else wanted it and why I do!

    You could be right - I guess I will see what they come back with before making any rash decisions or throwing my toys out of the pram!

    Logically you cannot fault it, hope it goes smooth if they accept and you proceed.

    If you really wanted it, and they do decide to accept I guess you have to weigh up how much you want it, and if you can grit your teeth through the stress. Its not like you ever have to see them again once you've completed!

    Well, the house has on-street parking only (I've driven past every day and there's always space), No garden (I'm fine with the small decked area - have severe hay fever!), busy main road (on my way to work cutting out 18 miles and all the traffic and no kids to worry about), clean and serviceable kitchen and bathroom but old and needs updated (I'm happy to make to until I can replace) and it stinks of smoke (good airing and new carpets will sort!)

    Those were my reasons why no one else wants it - and my reasoning for why I do! If they accept I will probably try to ride it out to be fair - just frustrating!

    I fell in love with my house - I knew I was going to buy it before I viewed it. My seller was a nightmare. She almost pulled out three times after five months of waiting. Each time after I'd booked leave, arranged vans, white goods ordered etc. It was worth it in the end though!:)

    4 offers in just over a week? That's WAY too frequent, it screams "I love the house" and the vendors probably think they can get a bit more given how easily you increased.

    I don't blame your initial offer of 75k given how long it had been on the market, but its always dangerous to slowly increase, as it detracts from your negotiating position.. I would have gone straight up to a number close to my top, which they would take seriously and state this is a 'best and final'.

    Its all a negotiation, not sure what you see as being 'difficult' though.

    I thought most people started with an offer 10% under the asking price. I always have and I've sometimes been told that I must really love the house starting that high.

    Don't be too sure that it will be that easy.

    I've known houses where the plaster had to be hacked off because the smoke had permeated through emulsion paint and soaked into the very fabric of the building.

    I was also once given a piece of G Plan furniture and weeks in the open air and 3 or 4 washes down with vinegar etc didn't get the stink out - we ended up having to varnish every last inch of it.

    Google Removing Smell of Cigarettes to get a better idea of the true horror stories out there. :)
