Landlady asking me to pay this month's rent again

Each month, I pay just over £400 to my landlady (I'm privately renting) from my Halifax bank account to my landlady's business bank account by using the Pay An Account feature, then selecting her account from the "Or an existing recipient:" drop down list. The payments have always gone through successfully and indeed I thought it had for this month when I paid this month's rent last week then the money was subtracted from my available balance and it shows up in my statement as having successfully done this.
However, my landlady insists she hasn't received it and I've asked if she's now got a new bank account with new details she said nope still the same, and I definitely haven't edited any details on my account.
I showed her my online banking and showed her the part of the statement where I've paid for this month and she showed me hers (which is a Natwest account) saying I can't find it anywhere so I'm afraid you're going to have to pay again.
I understand there can sometimes be a bit of a delay in receiving the payment but if she's not received it after a few weeks am I out of luck and have no choice but to pay again?
Or can I dispute this with my bank and possibly get refunded the payment I made and then try sending it again?
£400+ seems a lot of money to be out of pocket of otherwise.

I would be phoning the bank right now (they are 24/7 I think) as it was done last week, transfers done take long, it's instant, I did one from my Halifax to nationwide yesterday, showed straight away.
Also would it be easier to set up a standing order instead of doing it manually.0 -

I assume when she showed you her account, you checked
a) that there was no £400 credit on or after the date you sent the rent?
b) that the account number / sort code WAS the same as that used in your online banking?
If so, it appears that the money went astray somewhere between your account and hers.
So raise an issue with your bank and get it verified.
Note the first thing your bank will do is query whether you sent it to the right place, so having proof of her bank details will help them.
I can't believe
c) you've left it this long and done nothing or
d) you think you might have to re-pay the rent without even querying your bank.......
The bottom line is .... your money is somewhere. Either
* you have it (it was not sent, or was returned to your account as undeliverable for some reason), or
* she has it (but cannot find/identify it), or
* the bank (yours or hers) has it (it may have got put in a 'suspense account' if they don't know what to do with it), or
* somone else has it (you or the bank made an error and sent it to the wrong person)0 -

She has only just contacted me this weekend then visited me this morning, I thought everything was OK prior to that and after me paying.
I would only repay as a last resort.0 -

I used to work for RBS/Natwest.
Money occasionally went to a suspense account from time to time if there was a problem. Ask your bank to put a trace on the money. Ask your landlady to do the same, her bank will tell her what information they need (I used to know, but it has been some years since I left).
The money will get found.
If the money does not get found (chances of that happening are pretty slim) then your landlady will still want paying. It may just take a few days to find and correct. Just to add, if the money is already with your landladys bank (the bank, not her account), then they will backdate it and apply it to her account for that date.
