Adding upstairs toilet to sell?

No the toilet isn't separate it's all one room. It's just round the corner from the bath so you can't see it from the bath if that makes sense but it's all one room.0

We have an existing cupboard which we had quoted to convert so perhaps why it was cheaper? The quote was somewhere around the 3k mark but it was a rough estimate from a builder friend.
To be honest I am not really wanting to spend lots of money on somewhere we don't want to stay but if it sells the house I would do it!
Childrens bedroom choices are quite limited arent they!
Dont forget you will need Building Regs approval if you add a toilet.
"Builder mate" changes which don't have sign off will just give you problems at the contracts stage.0 -
The second bed looks as though it could be split in two to form an upstairs bathroom, while still being an okay sized single.0

I went to view a property with no upstairs toilet. I saw the floor plans and knew the bathroom was downstairs and knew that the current layout would not work for me. I basically went to check if there was any space that I could take from one of the rooms and merge it with the upstairs cupboard to make a toilet. I couldn't as it was too small when I actually saw it. So yes there are people that will view when the property isn't quite right to see if there i anything that they could do to remedy them. If the lady that was selling had installed a bathroom and somehow had more vision and special awareness than I did then yes I probably would have bought the property. Her house was on the market for over a year and she took it off in the end. Her next door neighbour who lost a bedroom and converted it into a toilet sold a month after listing it. Not saying that you should lose a bedroom, just that it seems that the upstairs bathroom was important after all. The house I viewed was in Durham too...in Bowburn.0

Thanks everyone.
I could either take space from the second bedroom and add a toilet or create an en suite out of the cupboard in the bedroom. The latter would be cheaper.
Im really reluctant to spend money on this house as we have barely anything in it as it is to move on with but it looks like I may have too 0 -
Just to say we lived in a house with only a downstairs bathroom/toilet forv7 years and never once thought it was a pain, or even thought about it at all.
When we sold it went in 5 days for more than asking price. So i don't think it's an issue for many people.
Give it time, drop 5k in 4 weeks and good luck.0 -

In fact, we still only have a downstairs bathroom now (It's a bungalow).

Imagine someone holding forth on biology whose only knowledge of the subject is the Book of British Birds, and you have a rough idea of what it feels like to read Richard Dawkins on theology: Terry Eagleton0 -
I have no idea cakeguts.

Any thoughts?
1) There is no floorplan - although the description makes it obvious, some of your viewers may not have fully appreciated the layout.
2) You appear to have bought it 16 Jun 2016 for £112,000 . Most mortgage companies won't lend on a property that is sold again so quickly. All buyers will want to be satisfied that your reasons for moving are not something that will affect them.0 -
Olbas we didn't we bought the property 2.5 years ago for 93k.
The one next door was sold in 2016 for £112.0 -
My apologies. It looks like a data error.
If this is your house:
http://www.rightmove.co.uk/property-for-sale/property-64864826.html
then take a look under Market Info where I can see:
This property's sale history
Date Sold Sold Price Price Difference
16 Jun 2016 £112,000 +21%
05 Feb 2015 £92,000
It might be worth asking your agent to tell Rightmove to correct that? If I was thinking of buying, this would be a big problem, and if it based on incorrect information you should certainly get it sorted.0
