Adding upstairs toilet to sell?

We have been trying to sell since January.
12 viewings, no seconds, no offers.
Ea thinks it's the fact we have a downstairs bathroom.
We are one of the cheapest properties in the area, new kitchen and bathroom but the only toilet is downstairs.
Do you think it's worth spending money on fitting an upstairs toilet into the existing bedroom (probably 2-3k?) in order to sell or would it be more beneficial to just wait it out?
We want a quick sale so are tempted but I really don't want to spend the money if it won't sell the property.

If one of the bedrooms is big enough to utilise a space for a toilet then it will help with the sale.0

A toilet accessible from just one bedroom wouldn't make it any more desirable in my opinion, but one accessible from a landing would. Do you know that's the reason you've not had offers. I wouldnt have thought that this was the reason its not selling.
The price for it would still have to be less than if it the bathroom was upstairs.
Is it priced competitively? Are there other similar sized houses in the area with bathroom upstairs?0 -

We are pretty much the cheapest in the area. There is one very similar literally 2mins down the road on at 118, we are at 105k.
We have already reduced from 115k and have had 12 viewers but nobody wanting to offer.
The only way we could fit a toilet in would be to use the existing cupboard in the master bedroom so it would not be accessable from the landing so maybe it isn't worth the expense.0 -

3 of the 12 have told you that it is the bathroom but they would have known that before they viewed so that is most likely just an excuse.

The lawn is a little tatty but surely that isn't enough to put 12 people off. It's close to the road but it hasn't stopped houses selling before or after us.
It's in catchment for an outstanding primary.
Maybe the driveway as it looks shared but it actually isn't?0 -
It does look in good condition but as an FTB there are a couple of things that would put me off. In the kitchen there is very little counter space - the microwave is taking up a lot of room so worth hiding for viewings? Also, sorry for the silly question but where is the fridge?
With the bathroom, the fact it is downstairs isn't mentioned in the Rightmove ad, there is no floor plan and it is not clear from the photos. Could be worth calling it out at this point.
If it isn't mentioned then I would assume the bathroom is upstairs so arriving at the property and seeing its location would make me feel like the agent has been sneaky and put me right off. If I saw it on Rightmove in advance then I can make a balanced decision about whether to view or not
In other words you might get less viewings but more likely to get the 'right' viewing.0 -

I will mention it to the EA. I was under the impression it was clearer as he said it is stated in the description.
The fridge is on the other side of the kitchen in an alcove along with the tumble drier. I will move the microwave.
I am half tempted to spend money to sort out the issues but on the other hand it's a lot of money to pull out if we still don't sell. The bathroom does not bother us at all so we wouldn't be putting in a toilet if we were staying here.0 -
Why do you think you can do a toilet for £2-3k, have you had a quote? There's joinery, stud walls, doors, plastering and decorating, then new drainage routes to create, new lighting wiring, ventilation to consider, a whole new set of water supply pipes, THEN the actual toilet/shower etc.
PS We've got that same lampshade in the kid's bedroom0
