    yes,

    unfortunately for you, the most current EPC is the valid one as far as the regulations go

    The Energy Efficiency (Private Rented Property)

    look at section 22.c

    22. (c)an energy performance certificate for a property is “valid” where— (i)it was entered on the register required to be maintained by regulation 27(1) of the EPB Regulations no more than 10 years before the date on which it is relied on for the purposes of these Regulations, and

    (ii)no other energy performance certificate for the property has since been entered on that register.

    so the old d one is now not valid for letting purposes

    ring them up and ask if they'll look in the loft, then when they are around, ask them what the best way to get to E is.

    If they don't, then report them.

  • Well compare the two reports and see what's different on D rating report. So when he comes back you can query them. Perhaps he missed something?

    Well I had the energy assessor come back to the property and after peering over his shoulder at every single question and providing him with certificates (for windows, doors, solar panels etc) we have jumped from an F33 to a D59. If he'd bothered to ask me any of these questions the first time round this would never have been an issue. Anyway it is now resolved and we can continue to let as planned. Thank f*** for that.
