    From the article it appears that solid wall properties are being under rated at present and the government are going to recalibrate the ratings. Depending on how close you are to band E, this may help you. Your energy assessor may be able to advise.

    I would say:

    Be sure that you have paperwork for any insulation, or are able to show it (the loft must be accessible somehow).

    Find a sympathetic assessor.

    I would say:

    Find a sympathetic assessor.

    The loft is accessible, he didn't ask when he was here and you can see the insulation around the edges of the loft (it's floored, but you can see enough I think). To be honest as well as being an assessor for the EPC he is also a photographer and he was too busy trying to sell me his services as a property photographer to pay proper attention to the assessment.

    Ah so the issue is you had an incompetent, lazy person, and you should request a refund or a another visit.

    Your goal is really just to get a good enough EPC to be able to let, not to have the most efficient house. Try also to find the cheapest improvements that could get the house to E. E.g. have you only got energy-saving bulbs, etc?

    We're really not far off 'E' rating so I'm cautiously optimistic that providing insulation evidence and changing lightbulbs will be enough.

    Do the easy things, lightbulbs and the likes, then get another EPC done, but DONT just go for the cheapest, ring them up and ask if they'll look in the loft, then when they are around, ask them what the best way to get to E is.

    The plot thickens. I've just found an EPC we had done when we got the solar panels fitted in 2014. We were rated 'D' then! Nothing has changed since.


    Hands up, this was our fault for not realising we had one, and allowing the letting agent to go ahead an arrange a new one. I'm guessing we can't get the new one cancelled??
