I know from when we moved the last time, the main issue is because my partner is self employed so its difficult to gauge when he will have work etc especially in the winter months, my prospective income would be around £11.000 hopefully more once my son can start school or if eligible for 30 hours help with childcare in September.I've private rented for 15 years and never missed or been late with rent but none of that matters to them.0

That will be a no to both approaching letting agencies now and trying to find a landlord who deals direct then.
It sounds as though your joint income is not enough to support the area you wish to live in. You will either have to increase your income(s) or lower your expectations about where you can afford to live. By all means stay where you are and hope to be housed by the council but unless there's an abundance of social housing available in the area be prepared to end up in temporary accommodation for the foreseeable.0 -
We could manage with hb top up, its just actually the costs of getting in somewhere, which would be the same with any private rent we took I've got an appointment with housing officer monday but they seemed very unhelpful on the phone so not looking forward to that.0

I agree, it depends on where they areLioness_Twinkletoes wrote: »I made it clear I was referring to my LA to make the point that it is not as easy as it used to be to secure council housing. Of course, it may not be the case with the OP's LA. I didn't think I needed to write that down; I assumed the inference was sufficient. - yes and I was just clarifying that isn't always the case. Two sides, same coin - no need to be defensive
Further, no one has suggested taking a child into care. - I was actually. My point was that the OP COULD be placed in less than desirable temporary accommodation - potentially for years - or that the LA will not consider that she meets their criteria for social housing and finds her private accommodation instead. All of this is perfectly possible. The OP seems determined to wait 'as long as it takes'. That could be never.0 -
Ask the Housing Officer about a list of benefit friendly landlords. Pretty much every council should have one.
This may lead you to LLs who have a lower affordability check, lower overall moving costs etc.
I would also suggest looking at your income and outgoings and making saving/allocating money for moving a priority as of now.0 -
Would it be worth a conversation with your current LL explaining that you are short of funds to move for deposit etc.
If she has any sense and really wants to sell the property she will offer you a sub to get you out and get vacant possession otherwise she is likely to lose her sale.0 -
