Tenant referencing checks

Hi all,

My partner and I are looking to rent a property and it is £1,195 a month. We've rented twice before a couple of years ago with no trouble but I'm slightly worried about passing the reference checks for this one as our situation has changed somewhat!

I am now on a 0 hours contract (so doubt that would help much) and now a full time mature student (with a loan) so assume I would fail the reference checks?

My partner however, earns enough to pay for the rent and all bills (not that he would) with money to spare each month but would fall short of the 3x annual rent to salary the reference checks calculate.

My question is, if we fail the checks, can landlords be lieniant with the reference check results? We have good credit score and no debts etc.

Also, does anyone know if the 2.5/3x annual rent calculation is done on gross or net salary? If gross, my partner would pass so I'm just slightly confused.

    You may be required to pay six months advance rent and maybe a bigger deposit.

    It depends on the location (I suspect) in London the multiple used is often 33 of the gross salary.
    £1,195x33=£39,435 Gross Wage;

    As others have suggested it's up to the LL discretion though if through an agency do expect problem if computer says no. In that case often you can mitigate by pay 6 months or more in advance.

    Get your husband to apply as the sole applicant. Once the TA is signed you move in. Be a good tenant, pay your rent on time and the nonsense clause in the TA about guest, lodgers etc will be overlooked.

    Depends on the landlord. If you did this in one of our properties you would get notice to end the tenancy after the first 6 months on the basis that someone had been less than truthful about the number of adults going to be living in the property. That less than truthful would mean that we wouldn't be able to trust you to stick to the contract agreements.

    Not all landlords have problems finding tenants so they don't have to accept or keep tenants who don't tell the truth when they sign a contract.
