Barclayloan query - the leasehold register will refer to the Short Particulars of the Lease itself on page 1 in the A Property Register. It would list the Date, Term and Parties
The owner is not notified of the application but if they did ask us who had applied then we would process it as a FOI request and supply what details we could“Official Company Representative

Just a general Q on leases for Land Registry representative..
If the original lease, from when the house was built, dates back to 1990 but the house has sold since then in 2008 - would there be more than one copy of the lease held at Land Registry?
So the lease mentioned in the title register is from the original purchaser, but the title register tells me that the current owner purchased in 2008 - is there likely to be more than one lease held at Land Registry, if yes then the latter lease is going to be of more interest to me as it shows whether this particular clause was present on the last sale. Can I apply for the latest lease rather than the one that is dated/mentioned in the title register?(01.02.1990) Short particulars of the lease(s) (or under-lease(s)) under which the land is held:
Date : 1 February 1990
Term : from 1 February 1990 to 31 March 2110
Rent : Variable as therein mentioned
Parties : (1) XX Housing Association
(2) XX Original Purchaser0 -
Barclayloan query - just the one lease as referenced. The register and lease are read in conjunction and the lease doe snot alter with each sale/purchase. The new owner buys the leasehold tenure which is subject to the terms of the original lease

That's why if the original lease was for 99 years, and 20 years later it is sold to a new buyer, that person will have a lease with 79 years left.
All the original terms, including the specified ground rent, the term (number of years), the decription of the property, are exactly as laid out in the original lease which the new buyer now owns.
Just like buying a 2nd hand car! It's remaining lifespan will be less than when it was first bought new. All the optional extras that came with the car originally (air conditioning, sunroof, ejector seat etc) will still be there, though of course they may not all work quite so well, hence sensible with both the car and the flat to get a survey or other inspection.....0 -

Could you possibly help with two clarification questions.
1) will the lease have as an attached document any "deeds of variation" including a "license for alterations" if such license were done as a deed.
2) I realise I have to make a request by post and to pay by cheque, but how do i work out in advance the amount to send by cheque if the number of documents is unknown?

1) If there was a deed varying the terms of the lease then I would expect this to be noted on the register and a copy available in the same way.
A 'licence of alterations' is not a term I am familiar with and not something I have seen noted on a register.
2) You view the register so if there are no deeds referred to as 'filed' then there is nothing to apply for other than the Lease itself.“Official Company Representative
