Land Registry - view lease?

I've read on here about viewing lease details via the Land Registry... I want to view a shared ownership lease to see if contains a particular clause (mortgagee protection clause) so I paid for and downloaded 'Title register' - not sure if this document is supposed to contain the lease? Having never seen a lease before I don't know if this is the right document as it seems very short for a lease (3 pages in total).

It has 4 sections:

A: Property Register
B: Proprietorship Register
C: Charges Register
Schedule of restrictive covenants

When I searched for the property it gave two options, leasehold and freehold (see pic below) - so I selected the leasehold one.

Any ideas if this is the right document I paid for? Any pointers from anyone who has viewed a lease via Land Registry gratefully received!

Non of those will have the lease. Doubt you would be able to get this online.

There is a leasehold Title, naming the current owner of the lease, retrictions on sale, charges etc, held at the Land Registry and available for £3.

There is a freehold Title, naming the current owner of the freehold, retrictions on sale, charges etc, held at the Land Registry and available for £3.

And there is the lease itself. This is probably referred to in the leasehold Title (which you have). This is what you want. The Land Registry may or may not have a copy. If they do, the leasehold Title will say so, eg "NOTE:-Copy in Certificate." or "Copy filed"

You can then apply for a paper copy here for £7.

That's great info, thank you. The only mention of copies is where it says:

The following extract contains information taken from the register of the above title number. A full copy of the register accompanies this document and you should read that in order to be sure that these brief details are complete.

I don't think the above is referring to a lease so it doesn't look like they'd have a copy of this particular property.

The copy lease is only available by post as G_M posts. It's not referred to as filed though, on the actual register and not on the system, unless filed under a different title.

If we don't have a copy then there would be a note on the register confirming that providing someone has applied for a copy previously.

So you need to vie the register to get the details of the lease and then complete and submit a form OC2 with those and your details as per the link provided.

If the register states we don't have a copy then best to try the freeholder/landlord

Isn't this the sort of document that should always be on the Land Register? As a matter of policy.
No reliance should be placed on the above! Absolutely none, do you hear?

Thanks so much for your reply, when you say "view the register to get details of the lease" - do you just mean the title number for the property so I can apply? There's no 'details of the lease' mentioned in the title register I purchased.

So this means I can apply for a copy of the lease even though it's not referred to in the title register?

If yes, when filling in the form OC2 it asks for 'nature of document (not reffered to in the register)' do I just put 'lease'?

Also, will the current owners or housing association be able to find out that I've applied for the lease? I'm not buying this particular house, I just need to see if there's a prticular clause in this housing association's leases so this is just a random sample.

There is no guarantee that all the HA's leases are the same. It is likely with respect to similar properties which were built/bought by the HA at the same time and originally leased out at the same time, but equally likely that leases will differ if created at different times, or for dissimialar properties.

Thanks, I do realise that - I just want a snapshot of a property built by this HA from a rough time period.

Barclayloan query - your search result refers to a leasehold tenure but you say there is no lease referred to on the register?

You would view/download the leasehold register and use those details to complete form OC2

I purchased the leasehold title register and obviously the word lease is used throughout but there's no specifics, sounds like all I need is the property title number and I can apply to purchase a copy of the lease, if it's held by land registry.

Are you able to tell me if the current owner / housing association would be notified or able to see that I've purchased a copy of the lease?
