How long does a land transfer take?

  • Sorry to jump off the back of this thread but I need help on this too.

    Just been told today,that the house we are buying has the same issue. Landlord of the pub built a house in part of the pub garden which is now separate, but because he's only now selling and rented out previously he needs to split the title with the registry.

    How long will this take and what costs, so I know what we're up against

  • Hi, hoping you can help.
    Is that still the case for registering titles. We are in the process of buying and they had so many issues with their paperwork that our solicitor advised we do not exchange ir complete until land registry complete the title.

    Today we were made homeless and basically now sofa surfing and storing our belongings in a van.

    They are saying it will take 3 months even if we expedite the process so now threatening to pull out unless we exchange and complete without the title.

    If they expedite it, is it still possible to get it through in a couple of weeks?

    We are under contract to a developer to sell him the rear part of our garden.  He has surveyed this and has plans.  The land remains ours until he has planning permission (at the max 2years).
    We are also selling our house, and this will complete first, and at this late stage we have found we need a plan of the dimensions of the land which is to be transferred to the buyer.  We are in danger of losing the house we are due to move to, and of course our buyers chain are anxious to move on.
    please can anyone advise who can make this plan for what the solicitor terms as ‘transfer of part?’

    I would have thought it simplest just to use the plan you / the developer already have - you're selling everything in your title under exception of that bit. Doesn't your solicitor know how to do this?
