Loft conversion and contract?

We are planning a large loft conversion project in the next 3 months. I got 3 quotes (2 from loft conversion specialists) and we have decided on one who seems to be very experienced and doing few conversions in our area. The quote also was the cheapest ( around £60000). I asked if we are going to have a contract and he said that they don't normally do contracts. I am concerned about the project costs going out of control and will prefer a detailed contract to cover every thing especially considering the amount of money involved.
Am I being unreasonable here? If they a agree to do a contract, what I should include in it?

    Are they FMB members? They produce a contract.

    Is the quote very detailed?

    Yes...it is 4 pages although I noted few missing items which I raised with them and they confirmed that it was included

    All above or individually take your pick…

    Its Irrelevant what organisation they maybe members,Granted not enormous works but 60k, sufficient for contract benefits both sides walk away from the cowboy....

    Then they should commit to the contract that the FMB provides as a free service to their members. If they bother to read it they'd see it's fair to both parties.

    It's not irrelevant. The FMB provide a free contract that if someone in their company has the nouse to be able to use the internet then it's a simple task to do as a customer asks and print it off.

    It couldn't be easier for members and they sign up committing to use the thing!

    Enforces my views A,B C etc[FONT=&quot],,, According to post they “ don’t normally do contracts “ was the post not were are members of FMB and can do if you require so irrelevant in respect builder is not offering contract so there few hundred pound fee of joining the prestigious FMB was obviously well thought out and they are aware of all the benefits it brings....     I can't help with the contract question but interested to see your quote of £60k. I'm doing a large loft extension also, and quotes are that much as well. Helps me feel better!

    Am about to appoint my builder (who is through a recommendation) Eek!

    I know...the quotes are eye watering. My first quote was ...wait for it...96K...and had the cheek to say that decoration and carpets were not included. For that money I will be expecting him to be cooking my dinner every night
