potentially buying flat, with gas boiler in small bedroom..

            Just realised , I left the most important piece of information.
 The boiler is located, below the window. Hence the surveyors concerns0

            Yes , that's what I was thinking . Having said that , I think if I was selling to buy to let people it wouldn't matter too much.
 I was wondering if it could be placed outside the property ( very doubtful), but as it's an old house conversion it probably wouldn't be allowed .

 I'm not sure I would agree with that. The concentration of, and exposure time to, CO are important, and obviously that depends on how close you are to the source, whether there are walls and doors between you and it, and how much time you spend near it.             Don't building regs stipulate that a boiler can't be X distance from a window?
 Could you just extend the flue away from the window?0
