potentially buying flat, with gas boiler in small bedroom..

    If it's a concern for your surveyor and you, it'll probably be a concern for any future buyer.
  • Yes , that's what I was thinking . Having said that , I think if I was selling to buy to let people it wouldn't matter too much.
    I was wondering if it could be placed outside the property ( very doubtful), but as it's an old house conversion it probably wouldn't be allowed .

    I'll probably go for it . The rest of the flat is fine .

    Exactly. My thoughts are that if you have to ask too many questions, it actually doesn't matter what the answers are - it's just too many doubts raised.

    I do like the flat , but it's just the boiler

    I'm not sure I would agree with that. The concentration of, and exposure time to, CO are important, and obviously that depends on how close you are to the source, whether there are walls and doors between you and it, and how much time you spend near it. A CO source in a kitchen is less dangerous than one in a bedroom.

    Don't building regs stipulate that a boiler can't be X distance from a window?

    Could you just extend the flue away from the window?

    It comes down to getting permission from landlord . Snorkel effect is unsightly and potentially dangerous for upstairs tenants etc
